 When are contracts expected to be issued?
     In 2 to 3 moths. 
 

  • What rescission period do you afford buyers and when does the time begin to elapse? 
         Purchasers have 15-day review/rescission period before from execution of contract not execution of reservation. 
     
  • Is this a condo hotel? 
         NO
     
  • If it is not a condo hotel, what is the rental policy?  
         There will be management company assigned by Developer, may be replaced by condo board vote.
     
  • How much is the 1st deposit and when is it due? 
         $10,000 refundable reservation
     
  • How much is the 2nd deposit and when is it due ?  
         Balance of the first 10% due 15 days after receipt of full plans, P&S contract and by-laws.
     
  • How much is the 3rd deposit and when is it due?
         Additional 20% down due at ground breaking.
     
  • Are deposits held by a NEUTRAL escrow agent? If yes, who is the escrow agent? What are the conditions of the escrow?  If no, who will be holding the escrow? 

         Chicago Title in the neutral escrow account at BCT Bank Intrenational. This is a first, and Sands Point is the only project in Costa Rica which has a NEUTRAL third party account.  All other developers' hold deposit in the developers coporate back account.
     
  • Will the deposits be held by the developer in an interest or non-interest bearing escrow account? 
         Non-interest bearing account through Chicago Title or the direct depoist may be held with the developer and HSBC in Costa Rica (buyer's choice)
     
     
  • May purchaser buy a unit under a corporate name? 
        
    Yes.
     
  • How may the buyer hold title to the property (Ex: Fee simple, bank trust, etc.)?
         Fee simple.
  • Will developer be responsible for day to day management of property after delivery?

    Day-to-day management of the building will be the responsibility of the owners or condo board. Condo board should will hire a management company based locally. Developer will assign a management company upon building completion, but unit owners may replace them without any penalties

     
  • Are pets allowed? 
         Yes
     
  • How many buildings are part of the project? 
         One midrise
     
  • How many stories will the buildings be? 
         10-stories
     
  • How many units will there be in the building?  
         70 Units
     
  • How many units per floor? 
         Common floor plate = 8 units per floor, Ground = 2, PH = 4
     
  • What will be the monthly maintenance fee per sq.?  
         Estimated to be $0.25 sq/ft
     
  • When do you expect construction to start on the project?  
         May/June 2008
     
  • When do you expect construction to be completed?
         12-18 months from ground breaking
     
  • What percentage of the overall inventory does the developer have to sell before re-sales can begin? 
          All buyers must close before re-sales

           Yes, fees to be disclosed with restrictions to be disclosed at a future date.
